Listing Voice-Profile Worksheet

Great listing descriptions sound like you on your best day. This worksheet extracts your style so Muse can write in it. Print it, fill it in once, and reuse the profile on every listing. (Chapter 2 of the book walks through the full method.)

  1. Gather your raw material. Pick 3–5 of your best past listing descriptions — the ones that got showings, the ones you're proud of. Paste or staple them here.
    Listing 1 / 2 / 3 (paste or attach) …
  2. Your tone, in 5 words. Read your listings out loud. How do they sound? (Examples: warm, confident, unhurried, playful, precise.)
    1. … 2. … 3. … 4. … 5. …
  3. Sentence rhythm. Short punchy sentences? Long flowing ones? A mix? What does a typical paragraph of yours look like?
    Describe your rhythm …
  4. Details you lead with. What do you almost always mention first — light, layout, lot, location, lifestyle? List your top three.
    1. … 2. … 3. …
  5. Signature phrases to keep. Phrases that are unmistakably yours. The ones a past client would recognize.
    “…” / “…” / “…”
  6. Phrases to ban. Words you'd never write. (Every agent has a different list — "cozy," "won't last," "motivated seller," whatever makes you cringe.)
    Banned: …
  7. Your voice profile — the keeper. Summarize it all in one block. This is what you paste into Muse before every new listing description.
Write in my voice: [tone words]. Rhythm: [rhythm]. Always lead with [details]. Signature phrases: [phrases]. Never use: [banned words].

Test it

Paste your voice profile plus the raw facts of a new listing into Muse (the exact prompt is in the Prompt Pack, #2). Read the draft out loud. If it doesn't sound like you, tweak the profile — it's a living document, not a tattoo.

The rule, always: AI drafts, you sign off. Nothing with your name on it goes out without your eyes on it.
